Florida’s Luxury Market Keeps Climbing — And Miami Beach Waterfront Is Leading the Way
Florida’s high-end housing market turned in another impressive month, and the numbers confirm what we’ve been seeing firsthand on Miami Beach’s waterfront: buyers with real capital are moving, and they’re moving fast.
According to newly released state housing data, closed sales of condos and townhouses priced above $1 million jumped more than 31% year-over-year in July. Single-family homes in that same $1 million-plus tier weren’t far behind, posting a 27%+ annual increase. And it’s not a one-market phenomenon — the strength is showing up statewide, across property types.
Why Luxury Keeps Outperforming
The broader housing market is still contending with elevated mortgage rates, but that pressure barely registers at the top end. Florida Realtors’ chief economist pointed to a simple explanation: affluent buyers are far less dependent on financing. Many are paying in cash, bringing substantial down payments to the table, or tapping equity from another property. Add in several years of strong gains in financial markets, and you get a buyer pool that’s largely insulated from the rate environment shaping decisions everywhere else.
This tracks closely with what we’re seeing in our own transactions — waterfront buyers on Star Island, Palm Island, and North Bay Road aren’t waiting on rate cuts to make a move.
The Condo Market’s Momentum Is Broad-Based
The million-dollar-plus condo and townhouse segment has been on a strong run all year, and interestingly, July’s 31%+ gain was actually one of the smaller year-over-year increases the segment has posted in 2026 — a sign of just how strong earlier months were. Those luxury closings now make up a little over 6.5% of all condo and townhouse sales statewide.
The tier just below — condos and townhouses priced between $500,000 and $1 million — also had a strong month, up 24% from a year earlier. That’s a meaningful signal for move-up buyers and second-home purchasers who aren’t quite in ultra-luxury territory but are still buying with confidence.
Buyers at the top of the market tend to be motivated differently than the broader pool. Rather than chasing affordability, they’re drawn to newer construction, prime coastal locations, and the amenities and lifestyle that come with them — exactly the profile of buyer we see gravitating toward Miami Beach’s island communities and Millionaire’s Row.

Statewide numbers like these back up a trend we’ve been tracking closely in Miami Beach specifically: rising sales activity paired with genuinely tight inventory at the trophy and branded-waterfront end of the market. Cash continues to dominate closings here, and days-on-market for the best product keep compressing. If you’ve been sitting on the sidelines waiting for rates to “fix” the luxury segment, the data suggests that’s not the variable driving this market — location, product quality, and lifestyle are.
